Thriving Property Management has been unprofessional and careless in ways that no landlord should have to tolerate. I have documented proof.

One of their senior staff, Keyvan, accidentally included me on an internal email chain where he mocked me as “a pain” and dismissed my concerns - this, from the same person being paid to provide a professional service. His follow-up “apology” only made matters worse, deflecting responsibility and padding the message with irrelevant personal résumé details instead of addressing the disrespect directly. This is not professionalism, it’s arrogance.

And Keyvan is not the only one. Others at TPM routinely fail to take initiative, avoid accountability, and leave clients to chase down issues that should have been handled proactively. I will not list every name here - yet - but the pattern is obvious inside the company.

If you value respect, competence, and accountability, steer clear of TPM. I wouldn’t trust them again with my time, money, or property.

Just so that this company cannot come at me by saying this is from a tenants perspective, I am a tenant. And I don't think that makes it any less important to ensure that the tenants are heard and respected since they are the ones living on the property and paying the rent.

It's really unfortunate that my landlord has chosen this company as the managing liaison between us.

The lack of responses in a timely fashion just shows how incapable their employees are at handling issues and the fact that it would actually be faster for me to approach the landlord directly to resolve anything means it's honestly just a cash grab for these folks.

It is not my responsibility to maintain the property when things are breaking down and it should not be the onus on me (the tenant) to sort out landlord issues. I have had to follow up with these so called "property managers" on so many occasions now that its feeling more like my full-time job.

If you are a landlord out there looking for a property management team to look after your property, I can reassure you that this company IS NOT IT. They don't look after your properties to make sure that things are being addressed and not escalated. If you want T-6s and T-2s to be served to you and/or if you like attending the landlord and tenant board tribunals, rest assured this company will get you there.

The entire TPM team - Ken/Kayla/Carl/Keyvan/Neil are attentive to detail, organized, and have been a great pleasure to work with.
