I started investing with Greybrook 10 years ago (as of November 2025). I'm so grateful I found them when I did!

Over the years they have consistently sourced and developed great deals. Their due diligence, detailed analysis, plain language communication and amazing track record of success are all factors in my 5 star review. Of course, great returns are at the heart of the matter!

Today this company is sophisticated, professional, and effective. They have a fancy (but still easy to use) web portal and accessible staff.

Greybrook provides services and a value proposition far beyond what I expected when I started with them in 2015. This is a company with much to offer the savvy investor! Keep knocking it out of the park Greybrook, and THANK YOU for all that you do!

Glossy ROI projections and reassurances do not align with the outcomes. Do some investors get paid? Yes. Do many get burned? Yes.

I invested hundreds of thousands of dollars across two projects with Greybrook, fully aware of the inherent risks. What I did not expect was the repeated misrepresentation in disclosures and the weak fiscal oversight demonstrated by Greybrook and related fiduciaries.

As recently as January and again in May, Greybrook presented information that painted an overly optimistic picture of project health and progress. It was only in July—after they had effectively run out of viable options due to their own mismanagement—that the reality was finally disclosed. By then, one of my projects was effectively a bust, with the focus shifting to “capital preservation,” though the likelihood is that investors will face a loss.

The return projections marketed at the outset were highly unrealistic and have rarely, if ever, materialized. This failure, combined with poor governance, questionable fiscal management, and a lack of honest communication, has eroded investor trust.

For a firm that positions itself as a trusted fiduciary, Greybrook has not met even the most basic expectations of diligence, accountability, or transparency. Future investors should be cautious: the glossy ROI projections and reassurances do not align with the outcomes.

Unlike other realty funds that group a few properties in one Limited Partnership, Greybrook limited partnerships are in individual developments, giving each investor the ability to select which developments to invest in. They provide timely reports on the progress of each development. They work with some of the largest and most stable developers in the industry and I would recommend Greybrook as part of your alternative investment portfolio.
