UPDATE: After some back and forth, Braden Equities decided to get rid of most of the charges but still wanted to keep half of my deposit. I asked them to explain why they wanted to keep half and what it was for? They then replied, telling me that they had changed their minds, and I still owe them over $1000. As a property management company, it is up to them to explain why they would keep my deposit, right? I guess we will be going to dispute resolution if they can't come to their senses.

Gave 1 star because zero is not an option.
Braden took over our building about 4 yrs ago, and I had already been there for 5.5 years. I moved in July 2015 to an apartment with carpets that were not new (stains documented in my move in inspection) and with walls that had not been painted in a few years (including hundreds of nail holes also documented during move in)
This past January, after proper notice given, I moved out. Instead of getting my $965 damage deposit back, I was given a bill for $1048.74, which is the amount they claim I owe AFTER applying my $965 damage deposit. They are trying to charge me for a carpet stain that was there when I moved in. A loose towel bar, not loose from the wall ie : damage caused, just loose from well over a decade of use. AND they want to charge me $1100 for repainting!!

Could someone please explain to me why I am financially on the hook for things that were already documented? Or show me how my apartment was beyond normal wear and tear of almost a decade?

I have lived in Edmonton for about 9 years and have rented and negotiated 3 businesses and 4 homes and have never had any problems with landlords and have had the opportunity to meet face to face whenever I wanted but I bought a barber shop business that was affiliated with your company with the previous owner and paid you the rent (I paid the rent monthly to your company through my bank with my name and surname) (I sent all the documents requested from me to your company at this stage) I have been victimized in every way. You did not even give me additional time to find a new place, and despite calling you 6 times and emailing you 4 times, I unfortunately could not get an appointment. However, I applied to the federal prison to do volunteer work and emailed once and after filling out my information, they responded immediately and made an appointment, Despite being in a place with the highest crime rate. But unfortunately I could not meet with the manager of your company, they treated me like I was visiting a prison, your business in the city center is like a prison, that's all.

Braden Equities took over the property management of my complex from Blueprint. Neither of these companies appear to have any kind of customer service whatsoever.
I was told, upon the takeover, that my condo fees would go up. Fine, no problem. However, the company neglected (forgot? doesn't know how?) to actually withdraw the new amount on my next billing cycle. This led to a series of calls and emails (seems like they're more keen to respond when money comes into the equation) where I was told the difference would be withdrawn with my next condo fees. However, as a single mom on a limited income, I requested that the fee simply be split between the next two payments. Easy, right? Unfortunately not.
I was told that this was not possible and that the company would be updating my PAD on my behalf. I declined having someone else update my banking information, so I requested a new PAD be sent so I could fill it out and sign it with the new amount. That was never provided to me, even after multiple emails and calls, again. I should have their number on speed dial by now.
Next, I was told I was in arrears for one month of fees! Jennifer Panes, my property manager, told me she would withdraw that from my next payment as well. I did suggest, again, splitting the amount owing over the next couple payments. Instead of that, I was told that they couldn't find proof that I was in arrears, so they decided to waive that. Great! Not sure what happened there, as communication does not seem to be their strong suit.
I have now requested a breakdown of my payments so I can ensure I do not actually owe them anything that is outstanding. I have been waiting for a week for this one request and have been back and forth with emails since September. Frankly, I'm tired.

We recently moved out of a unit after paying for professional cleaning. During the move-out inspection, everything seemed fine—no issues and a promise of our full security deposit back. To our shock, we received our deposit with deductions for "carpet cleaning," which was exactly the amount we had already paid. This is not just unacceptable; it’s outright dishonest.

Trying to get answers has been a nightmare. The reception staff are rude, and I’ve only encountered voicemail when reaching out. Save yourself the headache and avoid this two-bit operation at all costs!

It is really a good experience living in one of the units of grove estate property. My move in was really smooth. As they informed, they cleaned the unit well before our move in. Their property manager Charlie is really a nice person. If any problem arises in the unit he responds fast and solves it. I highly recommend this place.

Rented a unit in Calgary that was taken over by this outfit.
They let the property go to shambles and stay that way - then increased my rent by 30%. I had lived in this unit for 5 years without a complaint or even a maintenance concern. Unit was unrenovated since at the most recent, the early-mid 90's. These crooks have not a care in the world about the homes or the people they put in them - only how to squeeze you for more $$$.
Daryna was great. Her superiors, however, are worthless.
