Beware the fine print and fees. I'm guessing all the good reviews are from brokers because, yes, they make it easy to and quick to do business. But for the borrower... its a different experience. There's nothing like getting all the details on closing day with the pen in your hand, ready to purchase your dream home... it all happened so fast and without warning. The so-called high interest "open" 6 month loan wasn't so "open" when there are insane fees for paying things off early... so much so, that its best to let things ride until maturity in our case... but at that higher interest rate of an open loan it hurts. So there's a cost to borrow (like high interest - makes sense), and there are added costs to pay things off early above and beyond (didn't see this coming). Our 6 month "open" loan, for which they took 6 months of payments in advance with the promise to give us back the balance if we sold in less than 6 months, cost us way more than we thought it would. We sold in 3 months but have to ride it out for the 6 because of their fees - so they get ya either way. Of course its all in their fine print... so make sure you read it AND not just on closing date when they have you over a barrel.
I'll be singing Michael Jackson's "Smooth Criminal" in my head for the next 3 months. :/
